How to Increase Demand for Deeded Lake Access Property
- 1). Stand at the edge of your driveway and look at your home. Pretend that you are seeing it for the first time. Use a judgmental or critical mindset to look for any flaws. Consider how the exterior of the home appeals to the eye. If there is a lot of clutter around the doorway or garage, clean it up. Go for a minimal or "show house" look. Your deeded access to the lake won't help you very much if the outside of the house is showing signs of wear and tear. Problems include peeling paint, obvious water damage, poor landscaping or foundation cracks. Your realtor should help you with the presentation of your home. If you are selling yourself, ask a trusted friend for her opinion.
- 2). Make any repairs or upgrades to your home that are recommended by your realtor, or that you believe need to be done. When a large number of homes at low prices are available, buyers will usually consider a home in good repair before buying one that needs improvements. The better the condition of your home, the better your chances of getting your asking price. To highlight the deeded access, make sure that it is noted on the "for sale" sign in the yard, as well as the property listings. Describe the access: Is it an easement? A path? A waterfront dock and shoreline?
- 3). Look at the access which leads to the lake. If it is overgrown with weeds and full of trash, clean it up. If there is not a dock, consider getting permission, if necessary, to build one. If there is a dock in place carefully examine it, looking for broken or worn deck boards. Replace them and then paint or stain the entire dock. If there is a sandy beach area, rake it before an open house. Appeal to buyers by showing them how they can enjoy their deeded access. This can be done by building a small sand castle, complete with a child's pail and shovel, or placing a wooden bench in a location that offers the best view of the lake. Set the bench in a shaded area if possible, encouraging open house visitors to sit and enjoy their surroundings.
